A water heater that won’t light, won’t heat, or is leaking onto the floor is worth a phone call. I diagnose and repair tank and tankless water heaters across St. Charles, Campton Hills, Geneva, Wasco, and the rest of Kane County. Same day for most calls. The same number reaches me 24/7 for true emergencies.

When you need a water heater repair

  • No hot water at all
  • Hot water runs out faster than it used to
  • The pilot light won’t stay lit, or you keep having to relight it
  • You hear popping, rumbling, or banging sounds from the tank
  • There’s water pooling at the base of the unit
  • The hot water smells like sulfur (rotten eggs)
  • The hot water is rust-colored or sandy
  • You see a leak from the T&P valve or tank fittings

What a service call looks like

  1. Diagnostic visit. I come out, look at the unit, and tell you exactly what’s wrong.
  2. Quote in writing. Before I touch anything, you get the flat repair price. Parts, labor, and any code work in one number.
  3. The repair. Most fixes — thermocouple, igniter, anode rod, dip tube, T&P valve, mixing valve — get done in the same visit.
  4. Test and verify. I refill, fire it up, and confirm the unit is operating correctly before I leave. You should have hot water within 45 minutes of me finishing.

What it costs

Repair pricing varies by what’s wrong, the parts involved, and how much labor it takes. There’s no flat number that fits every job. What I can promise: a flat price in writing on the diagnostic visit, before any repair starts. The quote is the price.

The fastest way to get yours is a phone call. Tell me what’s happening with the heater and I can usually narrow it down on the phone.

What’s on the truck

  • Common parts on hand: thermocouples, igniters, anode rods, T&P valves, dip tubes, mixing valves
  • I work on Bradford White, Rheem, and most other tank brands
  • If a heater is past saving, I’ll show you the replace-vs-repair math so you can decide
  • Quote in writing before any repair starts

Local context

In Campton Hills and the wells of western Kane County, the most common repair I see isn’t a part failure, it’s a sediment problem. Hard water dumps mineral on the bottom of the tank, the burner has to work through it, and the heater starts rumbling like a popcorn maker. A tank flush plus a softener conversation usually buys you another two or three years.

In St. Charles and Geneva on municipal water, the more common failure is the anode rod (eaten through by chloramines) and dip tube degradation. Different water, different repair pattern, both routine.

FAQ

Frequently asked questions

Is my water heater worth repairing or should I replace it?
Rule of thumb: if it's under 8 years old and the repair is small, fix it. If it's over 10 years old and the repair is significant, replace it. Anything in between, I'll show you the math on the visit. Tanks on hard well water in Campton Hills tend to age faster than the manufacturer date suggests.
How fast can you come out?
If you call before noon on a weekday, I'm usually there same day. Emergency calls, leaks, no hot water in winter, get prioritized. The same number reaches me 24/7 for true emergencies.
What does a water heater repair cost?
Repair pricing depends on what's actually wrong, what parts are involved, and how much labor it takes. I quote a flat price in writing on the diagnostic visit, before any repair starts, so you can decide with the all-in number in front of you. Call me and I can usually narrow it down on the phone.
My pilot light won't stay lit. What's wrong?
Nine times out of ten it's the thermocouple, a small part that takes about 20 minutes to swap. Sometimes it's a clogged pilot tube or a failing gas valve, which is more involved. Either way, don't keep relighting it; if the safety circuit is failing, that's there for a reason. Call me and we'll work through it.
Why is my water lukewarm even though the heater is on?
Three common causes: a failed dip tube (cold water mixing with hot at the top of the tank), a stuck mixing valve at the heater, or a failed lower heating element on an electric unit. I can usually tell which on-site within 15 minutes.
There's water at the base of my tank, is it leaking?
Maybe. Sometimes it's just condensation on a cold inlet pipe dripping down. Sometimes it's the T&P valve relieving pressure. Sometimes the tank itself has corroded through, which means replacement, not repair. Either way, don't wait, even a small tank leak gets bigger fast. Give me a call and I'll come look.
Do you repair tankless water heaters too?
Yes. Most tankless issues are scale-related, descaling and a flush usually clears the error code and restores flow. The tankless repair page has more detail.

From a customer

He took the time to follow up himself, check in on my water heater, and make sure everything was handled properly. As a veteran, I especially appreciated the respect and consideration he showed once he was aware of my service. It was clear that this was not just a business interaction but someone who genuinely values doing right by people.
