St. Charles is one of the busiest stretches I work. Between the historic homes east of the Fox River, the mid-century neighborhoods west of Randall Road, and the newer subdivisions south of Route 64, every block has a different conversation about water heaters.

Local water in St. Charles

St. Charles homes are on city water, drawn from a mix of deep wells and (for parts of the year) Lake Michigan via the DuPage Water Commission. What that means in your basement:

  • Chloramines as the residual disinfectant. Easier on the inside of a tank than free chlorine, harder on the anode rod. Expect anodes to wear out sooner than the ten-year tank warranty would suggest.
  • Moderate hardness. Most homes test out around 10–15 grains. Not as punishing as the well water west of town, but enough that a softener is worth thinking about if you’re seeing scale on faucets and shower glass.
  • Older service lines downtown. Federal lead-service-line bans took effect in 1986. Homes east of Route 31 in the 1900s–1920s era of construction may still have copper service lines with lead solder joints upstream of your shutoff. The city has been replacing public-side service lines; the homeowner side remains the homeowner’s.

Housing stock I work in

  • Historic district east of the Fox River, 1880s to 1920s homes with original cast-iron drains, galvanized supply lines reaching end of life, and tank water heaters tucked into half-basements that test the back.
  • Mid-century neighborhoods west of Randall Road, 1960s–80s homes mostly still on their original utility-room layouts. Common job: replacing the original builder-grade water heater with something that lasts longer than seven years.
  • Newer subdivisions south of Route 64, Charlemagne, Fox Mill, the developments along Silver Glen Road. Newer construction means newer heaters and venting, but the builder-installed softeners often don’t keep up with St. Charles water.
